What is a shell?:
Everything will be complete on the outside except paving the driveway and concrete walkways.

Inside--just a shell. The house will appear complete from the outside. You will have to do electrical, insulation, hvac and plumbing. We can introduce you to a local builder that has completed numerous shells for our buyers. We can also introduce you to a local bank that has been financing most of the spec homes at Stone Gate Lake.

All three options include:
--Basements are 8" thick poured concrete at a full 8' height--No posts!
--Floor truss system allows all HVAC, plumbing, to be completely hidden above 8'!
--35 year architectural shingles!

LAKEFRONT HOME OPTION 1:

--This includes the shell and the lot. Price for buyer to complete home approximately $80k.  Please note that upgrades will add to the cost to complete.
--5-6 bedrooms, three full baths. (3 bedrooms and 2 baths on the main floor and a possible 2-3 bedrooms and one bath on the walkout level.)
--Lakefront home is approximately 2900 sq ft total with 235 sq ft of decks & approximately 800 sq ft of garage/storage areas.
--Main level: 1452 sq ft, Walkout lower level: 1452 sq ft
--Lakefront Deck: 200 sq ft, Covered entry porch: 35sq ft, and Garage/Storage: 660 sq ft

--Lakefront home is approximately 2360 sq ft total with 160 sq ft of decks & approximately 506 sq ft of garage.
--Main level: 1180 sq ft, Walkout lower level: 1180 sq ft

Please note that the lakefront homes shown below are different versions of the OPTION 1 home.   Options 2 and 3 are very similar.  The buyer can make changes to exterior siding (log siding, cedar siding, etc). Please note that a change in siding will increase the price of the home.
